The installation crew can build a perfect metal building, but if the site isn't properly prepared, you'll have problems — from water pooling and uneven legs to foundation issues and even structural damage over time. Proper site preparation is the customer's responsibility in most cases, and getting it right ensures your building looks great, functions properly, and lasts for decades. Most site prep can be done with basic tools or a few hours of hired equipment time.
Before you do anything else, call 811 (the national "Call Before You Dig" hotline). This free service sends technicians to mark the locations of underground utilities on your property — gas lines, water mains, electrical cables, fiber optic lines, and sewer pipes. This is critically important because your metal building will be anchored to the ground (or concrete), and hitting a utility line during installation can be dangerous, expensive, and delay your project. Call at least 2 weeks before your planned installation date to allow time for marking.
Remove everything from the installation area. This means:
This is the most critical step. Your installation site must be level within 4 inches across the entire building footprint. If the site is more than 12 inches off level, the installation crew cannot install the building. For ground/gravel installations, use a skid steer, tractor with a box blade, or hire a grading contractor to level the area. For concrete installations, the concrete contractor will handle leveling as part of the slab pour. Check for low spots where water might pool — these need to be filled and compacted before installation.
Water management is often overlooked but essential for a long-lasting installation. Make sure the site slopes slightly away from where the building will sit — a grade of 1 to 2 percent (about 1 to 2 inches per 10 feet) is ideal. This ensures rainwater flows away from the building rather than pooling around the base. If your property has known drainage issues, consider installing a French drain or swale before the building goes up. It's much easier and cheaper to handle drainage before installation than after.

The installation crew arrives with a fully loaded delivery truck carrying all the steel components for your building. Make sure there's a clear path for a large truck to reach your site. This includes adequate road width, no low-hanging power lines or tree branches along the route, a firm surface that won't get the truck stuck (especially after rain), and enough room to park the truck close to the installation site. If access is limited, let your CarportX project coordinator know in advance so the crew can plan accordingly.
Before installation day, mark the exact corners of where you want the building placed. Use stakes and string or spray paint to outline the footprint. Verify that the building is positioned within your property lines (check local setback requirements — typically 5 to 15 feet from property lines), oriented the direction you want (think about door placement, sun exposure, and wind direction), and clear of overhead power lines (maintain at least 15 feet of clearance above the building peak).
With proper site prep, installation day goes smoothly. The crew typically arrives in the morning, unloads materials, and begins assembly. Most standard carports and garages are installed in 2 to 4 hours. Larger buildings may take a full day.
